Modney Hall is a beautiful detached property situated in beautiful grounds. Located in the village of Hilgay, Norfolk, this is a lovely countryside location. Modney Hall shares its grounds with a corresponding bungalow, Garden Cottage, which can also be booked if you have an extended party.

As well as being surrounded by beautiful gardens, there is also a gorgeous shared outdoor swimming pool in the gardens (available May to October and weather dependent). With a village pub and shop just 1.5 miles away, this is a lovely location for a holiday in Norfolk.

Two well-behaved dogs are welcome.

Inside

Modney Hall is a special treat of large, spacious rooms packed with traditional features. With a wonderful sitting room offering enough sofas and armchairs for your whole party to relax in, this lovely room has views out on to the gardens beyond.

There is also a further sitting room with TV with Freeview, DVD player and an Xbox with a selection of games.

The kitchen diner is a wonderful, traditional space. But as well as being a classic farmhouse kitchen, it is well equipped with double electric oven and induction hob, microwave, fridge/freezer and dishwasher. The dining table has plenty of space to seat eight, and located in front of a wood-burning stove, it is the perfect spot to enjoy social dinners together, especially in the winter months.

There is a separate utility room with washing machine and tumble dryer.

The ground floor is finished off with a playroom, perfect for children to unpack their toys and have as their own for the duration of their stay.

To the first floor you will find the Hall’s three bedrooms, all with lovely views of the surrounding gardens and countryside. There is one double which also has a sofa bed in an adjoining room, along with two twin rooms. There is a large family bathroom with sunken bath and hand held shower, separate shower cubicle, toilet and basin. The property also benefits from an additional shower room with basin and toilet.

Access to WiFi is available.

Outside

There is so much to explore in the gardens surrounding Modney Hall. The grounds are immaculately kept with lawns, trees and shrubs as well as three ponds. It should be noted that the ponds are unfenced, and children should be supervised at all times when they are near water.

As well as the green spaces, there is also a patio area with furniture and a barbecue.

The front lawned area is enclosed and houses the shared outdoor swimming pool.

Location and surrounding area

The fenlands surrounding the village of Hilgay and the West Norfolk area offer lots of opportunities to walk with your dog. Modney Hall is around 1. 5 miles from the village itself where you will find the dog-friendly Rose and Crown pub and a shop.

Hilgay itself is located around 4 miles south of Downham Market. Sitting on the banks of the River Ouse, this is one of Norfolk’s oldest market towns. Stroll through the ancient streets and browse the shops, or explore the Fen Rivers Way to discover the natural beauty of the area.

For further afield, take a trip to the lovely West Norfolk coast. Snettisham beach is dog-friendly and offers an expanse of soft sand.
